Everything in this area
43 features, all included.
- Brokerage contract from the mandate The brokerage contract is generated from the mandate data in your agency's layout, in four languages – to print, or signed electronically and filed straight with the mandate.
- Sales process in seven stages Reservation, preparation, party details and financing, purchase contract details, notarisation, purchase price and handover, land register – one cockpit guides buyer, seller and notary through the sale.
- Data room with NDA Prospects sign the confidentiality agreement online and then get their personal access to the data room – released per prospect.
- Letting from application to move-in Application, details, tenancy agreement with initial-rent form, rent deposit and handover in one cockpit – prepared by an assistant, signed in one round.

- Fee model in the mandate Percentage of the price with a minimum, a flat fee or a number of monthly rents – including or excluding VAT, agreed once in the mandate.
- Share of excess proceeds With a target price, the normal rate applies up to it and its own rate above – for example 2 % up to CHF 3 million and 20 % of the excess.
- Fee per closing Every sale and letting gets the expected fee from mandate and price, adjustable with a reason, with status through to paid and a split between agents.
- Commission invoice to the notary QR-bill for the commission with the seller's payment instruction, so the notary pays directly from the purchase price – or upload your own document.
- Preparation assistant for the sale An assistant gathers property, parties, price, notary and dates in one place in advance and shows what was taken over automatically and what is still missing.
- Details once per party Each party receives a single request for their details – marital status, matrimonial property regime, AHV (social security) number, place of origin – and sees live what the other side has already entered.
- Reservation with QR-bill The reservation agreement is signed online, and the reservation fee goes straight to the buyers as a Swiss QR-bill – with the payee's verified IBAN.
- Check proof of financing One proof of financing per prospect – bank confirmation or Heimster affordability calculation – which you mark as checked and which carries straight into the sales process.
- Purchase contract details for every canton The details for the notary are built from existing data – payment schedule, seller's mortgage, property gains tax and transfer tax with cantonal defaults, personal details, cost split.
- Approve the draft contract together The purchase contract details go to the notary by email, you upload the draft – buyer and seller each review and approve it separately on Heimster.
- Notarisation «Find a date» A scheduling poll for the notarisation – the notary and land registry vote too, without an account; the date then lands in every calendar with an invitation.
- Your own or notarised purchase contract If the contract already exists, parties and price are enough; the notarised contract is uploaded and is then the authoritative document for all parties.
- Documents after the purchase After closing, buyers see the purchase with all documents under «My home», and the closing email lists every document.
- Payments by QR-bill For reservation and purchase price, Heimster creates the QR-bill with reference, checks uploaded payment receipts and records the status – the money goes directly to the payee.
- Bidding process with award Offer deadline with time, purchase offers with proof of financing, award with warnings, back-up bidders and a reversible award – with a complete offer history.
- Mortgage via «Heimster Hypo» Buyers submit their mortgage request to an independent adviser; her confirmation completes the financing step without you seeing any figures or rejections.
- Sales process for buyers A timeline on showroom, project page and PDF shows prospective buyers how the purchase works – fixed price, negotiation or bidding process, depending on the method.
- All closings at a glance A list of all running sale, letting and termination processes with the current step, so no closing stalls.
- Dedicated area for investment properties Income properties run in their own area with rent roll, yield figures, investor prospects, data room and offer rounds.
- Record and export the rent roll Record rents per unit and output them as a rent roll PDF for investors – the basis for yield and dossier.
- Indicative and binding offers Indicative offers (NBO) come in via the NDA page, binding ones from the data room – per buyer in one view, with type of financing and highest bid.
- Application form for rental prospects The usual application form, pre-filled from the applicant profile and signed online by the rental prospects – processing fee configurable or switched off.
- Tenancy agreement in one round Tenancy agreement and initial-rent form go for signature as one package; the tenants sign the agreement online, the landlord side signs the form.
- Official initial-rent form The official form of BE, BS, FR, GE, LU, NE, VD, ZG and ZH is filled in on the original PDF – with previous rent and reference interest rate.
- Current reference interest rate Tenancy agreement and initial-rent form show the current mortgage reference interest rate from the Federal Office for Housing (BWO); a signed agreement keeps the rate from when it was signed.
- Digital rent deposit The rent deposit account is opened digitally via Evorest; you see the status at any time, and tenants are told automatically when their deposit is confirmed.
- Termination in five ways Termination by the tenant, by the landlord, fixed-term end, termination agreement or early return – each route with its deadlines and documents in the letting cockpit.
- Official termination form For termination by the landlord, the official form of ZH, BE, BS, LU, ZG or FR is filled in per recipient – deliverable on paper or with a qualified signature.
- Signature level per documentPilot phase For each document, choose between Heimster signature and DeepSign EES, FES or QES – with price per signatory, pros and cons and a recommendation.
- Documents in your agency's branding Contracts, reports, forms and letters carry your agency's logo, company name as in the commercial register, address, UID (company number) and page numbers – with no Heimster mention.
- Handover without signal In a basement with no reception you keep recording on your phone; changes sync as soon as you have signal again.
- Meter reading by photo A photo of the meter suggests the reading and meter number for you to confirm; keys are recorded with number and type.
- Compare move-in and move-out The move-out report takes over the condition at move-in, so new damage stands out at a glance from the known condition.
- Notice of defects and deadlines After handover, Heimster monitors the deadlines, creates the notice of defects and records defects reported later as an addendum.
- Deposit release after move-out The accepted move-out costs produce a pre-filled release of the rent deposit with deductions and payout for the bank.
- Pre-acceptance in new builds Pre-acceptance inspection and follow-up check in new builds with the same report – open defects are brought up again at the follow-up and ticked off.
- Application status for rental prospects Rental prospects follow their application step by step in their account – documents, viewing, decision, contract, handover – instead of having to ask.
- «My closings» for the parties Buyers, sellers, tenants and landlords open their closing in their own account – with open tasks, signatures and documents.
